Gentrification is a shift in an urban community toward wealthier residents and/or businesses. This increases the property values. It results from the investment by real estate development businesses, local government, and community activists in a community. The benefits of gentrification includes spurring in economic development, attraction of new businesses, and lowering of crime rates. In addition to these potential benefits, gentrification can lead to population migration, which involves poorer residents being displaced by wealthier newcomers. The poorer pre-gentrification residents who are unable to pay increased rents or property taxes may be driven out. Old industrial buildings are often converted to residences and shops, and new businesses, which can afford increased commercial rent, often cater to a more affluent base of consumers and decrease the accessibility to the poor.
